The Complete NYC Co-op Board Package Checklist

Every document you need, why it matters, and how to get it right the first time. Updated for the July 2026 board review deadline law.

Required Documents

REBNY Financial Statement

Standard financial disclosure form used by most NYC co-ops. Lists all assets, liabilities, income, and expenses.

Federal Tax Returns (2 years)

Complete returns with all schedules and W-2s. Both applicants if filing separately.

Bank Statements (2-3 months)

All accounts — checking, savings, investment. Every page, including blank ones.

Pay Stubs (2 most recent)

From current employer for each applicant. Shows gross income, deductions, YTD.

Employment Verification Letter

From HR or your manager. Confirms title, salary, start date, and employment status.

Personal Reference Letters (2-3)

From friends, neighbors, or community members. Not family. Should speak to character and reliability.

Professional Reference Letter

From a colleague, supervisor, or business associate. Speaks to professional standing.

Landlord Reference Letter

Current landlord confirms tenancy, rent amount, payment history, and apartment condition.

Government-Issued Photo ID

Driver's license or passport for each applicant.

Signed Purchase Contract

Fully executed contract of sale for the apartment.

Mortgage Commitment Letter(may be required)

From your lender, if financing. Confirms loan amount, rate, and approval.

Credit Report(may be required)

Recent report from any major bureau (Equifax, Experian, TransUnion).

Homeowner's Insurance Binder(may be required)

Proof that you have or will obtain insurance for the unit.

Personal Statement / Board Letter(may be required)

A letter introducing yourself to the board. Explains who you are, why this building, and your plans.
